Real Estate Management

The Real Estate Management department is responsible for ETH Zurich’s real estate portfolio, with a value of around CHF 5 billion. On behalf of the ETH Board and the Executive Board, it safeguards site resources and structural infrastructure for ETH Zurich in a cost-efficient and punctual way.

Through the sustainable development of the real estate portfolio, the Real Estate Management department provides an important prerequisite for high-quality teaching and research at ETH Zurich and covers the needs of owners, users and operators.

The Real Estate Management Department is led by
Hannes Pichler.

The director is responsible for the operational management of the Real Estate department. He ensures that the requirements for an efficient and effective operation of the department are secured, and he represents the department in supervising bodies, other departments, institutions and external interest groups.

The Portfolio Management section is led
by Alexander Wäber.

The Portfolio Management section is responsible for the long-term, needs-based development of the ETH Zurich sites and real estate and consists of specialists in strategic planning, portfolio management and property management.

The overarching areas of responsibility for the Portfolio Management section are strategic demand and space planning, and the development, monitoring and management of the real estate strategy. In addition, the Portfolio Management is responsible for operational activities in the area of building management.

Its tasks resulting from these responsibilities are: the demonstration and evaluation of solution strategies, the establishment of requirements and conditions, the preparation of analysis reports, the definition of project goals, the production of master plans and area plans, the creation of overarching concepts and concept studies, the accompaniment of scientific concepts, the provision of specialist advice on projects and the management of rental agreements and room applications.

The Federal Construction Projects section is led
by Hans-Jörg Kast.

The Federal Construction Projects section is a team comprising construction project managers in the role of client representatives and their support.

The section’s tasks include all planning and construction matters for complex renovations and new constructions at ETH Zurich for which the financial framework must be approved by the federal government. These are projects for which the investment loan is higher than CHF 10 million.

The Federal Construction Projects section works across all locations.

The Asset Management is divided into three site-specific sections: Hönggerberg, Zentrum and External Sites. Each section consists of construction project managers.

The section Asset Management Zentrum consists of project managers responsible for buildings on Campus Zentrum. The section develops and implements long-term strategies for renovation and upgrades of the existing buildings. Our project managers act as a client representative on behalf of the ETH and realize all renovation as well as user-initiated projects on campus with an investment value up to CHF 10 million.

The Business Development and Support section is led
by Birgitta Gertz.

The Business Development and Support section is responsible for supporting the core business of the department.

The section's specialists advise the strategic portfolio management and operational construction project management in the areas of procurement, communications and IT. The Business Support Team is the administrative hub of the department.

On behalf of the Director, strategic cross-sectional projects are managed and other tasks such as process, quality and risk management as well as the internal control system (ICS) are ensured.

The Finance and Controlling section is led
by Michael Messerich.

The Finance and Controlling section is the Public Real Estate Management department’s data and finance hub, and comprises specialists in the fields of accounting and data management.

The accounting and controlling team coordinates reporting, creates reports for internal and external stakeholder groups and manages the division’s annual budget process. It also supports the construction project managers in the implementation and financial management of construction projects and the preparation of investment planning.

The data management team manages location data and takes care of area management and building documentation and their archiving.
